Carpet Area vs Super Area: What Are You Really Paying For in a Ghaziabad Flat?

The brochure says 1,450 sq ft. You walk into the flat and it feels like 1,000. Your first thought? "Baaki area kahan gaya?" Nobody lied to you. But nobody explained it either. If you are comparing flats in Ghaziabad, understanding these three words can save you lakhs—and a lot of regret.

1. Carpet Area: The Space You Actually Live In

This is the usable floor inside your walls—bedrooms, living room, kitchen, bathrooms. Under RERA, the carpet area also includes the internal partition walls, but not the outer walls, balcony or common areas. Simple rule: carpet area is your home. Everything else is extra.

2. Built-up Area: Carpet Plus Walls and Balcony

Add the thickness of the outer walls, your balcony and any dry area to the carpet area, and you get the built-up area. It is usually 10–15% more than the carpet area. Still yours—but you cannot put a sofa inside a wall.

3. Super Area: Your Share of Everything Common

Lobby, lifts, staircases, corridors, clubhouse, security room—every flat pays for a slice of these. Add that slice to the built-up area and you get the super area (also called saleable area). That is why the super area can be 25–40% bigger than what you actually live in.

4. The Loading Factor: The Number Nobody Mentions

Divide the super area by the carpet area. That is the loading. A loading of 1.30 means for every 100 sq ft you live in, you are paying for 130. Two projects with the same super area can have very different carpet areas—so always ask for the loading, in writing.

5. Why RERA Changed the Game

Since RERA, builders must sell on carpet area and mention it in the agreement. So the carpet area is the one number you can compare honestly across projects. If a price is quoted only on super area, convert it:

  • Ask for the exact carpet area of the unit
  • Divide the total price by the carpet area
  • Compare that price per sq ft—not the brochure one

6. Bigger Is Not Always Better

A well-planned 1,150 sq ft flat with no wasted passages can feel larger than a badly planned 1,300 sq ft one. Visit the site, walk through the rooms and check where the space actually goes.
